How long is the lease term?
Our leases are a full year lease, but are based off the academic school year so they start on August 12, 2026 and run through July 26, 2027.
When would I move in?
Leases for the 2026-27 school year will begin on August 12, 2026.
Are background or credit checks performed?
Background checks are performed on every resident who wants to live at The French Quarter. A credit check is performed separately on the guarantor for each resident.
Do I need to already have roommates, or can one be provided?
If you already have other students that you know you would like to live with, you will be placed with them, within the same apartment. If you are looking by yourself you will be matched with other students using our Roommate Matching System. The roommate matching questionnaire is part of your initial application that you fill out prior to signing a lease to live at The French Quarter. We use your answers to this questionnaire and compare them with other applicants’ answers and match everyone accordingly.
Who is allowed to live here?
We are a student housing facility located in Auburn, AL. Because of our close proximity to Auburn University many of our residents are Auburn students.
But we do also have residents who attend neighboring universities. Contact our leasing office to see if The French Quarter is within a reasonable commute to your college or university!
How are units rented?
Each resident signs their own lease per bedroom.
Are these units furnished?
Fully furnished options are available for groups that fill an entire two-, three-, or five-bedroom apartment. The furniture package costs an additional $70 per installment, per person.
What appliances are included?
One Bedroom Deluxe, Two Bedroom, Three Bedroom, and Five Bedroom Apartment Kitchens include: stainless steel full‑sized refrigerator, range/stove, microwave, dishwasher, and garbage disposal.
One Bedroom Apartment Kitchens include: a mini refrigerator and two burner stovetop.
What’s included in my rent payment?
Dedicated high speed internet with password protected WiFi, water, sewer, trash, after hours emergency maintenance, access to the on-site leasing office, secure mail and package storage, fitness center, The Stop lounge, student business center with free printing, resort-style pool, outdoor green area, charcoal grills, dog park, and Tiger Transit shuttle stop.
Are utilities included in rent?
Dedicated high speed internet with password protected WiFi, water, sewer, and trash are all included.
One Bedroom & One Bedroom Deluxe Apartments: Electric is included.
Two Bedroom Apartments: Electric-included lease options are available — check the specific floor plan and lease terms when applying.
Three & Five Bedroom Apartments: Electric is not included. Residents are responsible for electric service, which is billed through the leasing office.
How do I pay rent?
By check, money order, wire transfer, credit or debit card (no cash). Payments can be made in-office or online via Resident Portal. Online payments incur convenience fees, half of which is covered by the property.

Who do I make my rent check payable to?
The French Quarter.
Is there an application fee?
No, there is no fee to apply to live at The French Quarter. There is, however, a $299 Administrative/Facilities Fee once you have decided to complete a lease to live at our property.
The Administrative/Facilities Fee is a nonrefundable annual fee due at lease signing for all applicants and renewals. The fee covers the online application process, renewal lease generation, resident and guarantor screening, annual lock programming, 24-7 access to the online Resident Portal, after-hours call center services, and maintenance of all amenity spaces.
Can financial aid, scholarships, or loans be used toward rent?
Yes. You may use financial aid proceeds or any other 3rd party payment process to pay for your rent. Typically financial aid proceeds are dispersed directly to the student who in turn can then use those proceeds to pay for housing. If a rental payment is due and the resident has not received their source of aid yet, the resident must arrange an alternate method for payment in order to avoid any late fees added to your account.
What is the Waiver Program?
To enhance the protection of every College Town Communities resident, each resident is automatically enrolled in our Waiver Program. The Waiver Program provides College Town Communities more complete and comprehensive coverage against costs associated with accidental damages caused by a resident. In turn, the Waiver Program also provides each resident and their guests with protection against damages caused by their potential negligent or accidental behavior while living with College Town Communities.
Under the Waiver Program, you pay $16.00 per installment in addition to your rental payment, and we waive our right to seek reimbursement from you for up to $100,000 per claim of accidental damage to our property from fire, smoke, explosion, water discharge, or sewer back-up.
We highly recommend that you consult your insurance agent about purchasing your own individual renter’s insurance to cover expensive items that you may be bringing to your apartment, such as video game consoles, computers, jewelry, or collectibles.
The lease that all residents will sign contains a section detailing The Waiver Program. There is no need to sign an addendum.
Can guests stay overnight?
Any resident is allowed to have a guest visit or spend the night at any time without the need to register or sign them in. However, a guest is not allowed to stay for more than 3 days at a time. Please contact the leasing office to obtain a guest parking tag to allow your guest to park onsite. Roommate consideration must be taken into account with all visitors. Guests must be accompanied by the tenant whom they are visiting at all times when inside the apartment.

Are there laundry facilities?
Yes. Our one bedroom apartments include access to a laundry facility located in the 1200 building. Our two, three, and five bedroom townhouses include an in-unit washer and dryer.
Are pets allowed?
Yes, with approval. A nonrefundable $300 deposit and $35/month fee required. ESA or service animals accommodated per applicable laws and with paperwork.
Is parking available on-site?
Yes, parking is included. Every resident will be issued one parking decal that will be placed on their car. This allows them to park anywhere inside the complex without worries of being towed. Our towing hours start at 11 p.m. After 11 p.m. we ask all guests to move their cars to visitor parking on the Donahue entrance.
Is alcohol permitted in my unit?
Assuming you are of the legal age, you may consume alcohol in your apartment. No alcohol is permitted in the outdoor areas and we ask you to respect all community guidelines.
May I paint the walls?
No. The units are already painted. You may decorate your unit with posters, tapestries, lights, etc. Please use thumb tacks or nails when hanging things on the walls. Do not use tape, glue, gummy poster hangers, 3M double sided sticky pads, etc. Do not use wall decals, as they will delaminate the face of the drywall. Any unnecessary damage to the unit walls could lead to you having to pay for repairs.
How far from campus is The French Quarter?
Less than a mile from the Auburn campus; a Tiger Transit shuttle stop is located at the 1400 building.

Are you directly affiliated with Auburn University?
We work closely with Auburn University but we are a privately owned company.
